When is the Annual Election / Meeting?
The annual election and meeting take place in the month of May. Notices go out according to the Rules and is held at the Clubhouse. The election is completed with the assistance of The Ballot Box.
What are the HOA Maintenance Responsibilities?
Roof, Stucco, Stucoo Paint, Landscaping, Trash, Insurance, Earthquake Insurance. All Common areas: Street, Driveways, Sidewalks, Trash, Pool, Jacuzzi, Tennis Courts
How much are the HOA Dues?
Dues are $427 Month and due by the 15th of each month. If you are paying through your bank website please allow enough time for delivery or you may occur a late fee. If you would like to set up automatic payment please complete the Automatic Deduction Form .
May I replace my front door porch light?
Yes, you may replace your front door porch light to one of your choice.
Which front door has been approved for replacement?
There are four styles of doors that have been approved for replacement. 1) Solid Door 2) Door with Square Window 3) Door with Arched Window and 4)Door with Oval Window. Door manufactures do change. May I leave my garage door open?
Garage door shall not be left open when garage area is unattended or not in use. No garage interior may be modified or kept in such a manner that the modification prevents a motor vehicle from being parked in the garage.
May I have a garage sale?
No, garage sales are not allowed at Deckside.
Which garage door has been approved for replacement?
Martin Cornerstone long panel four section 7 foot high opening, 2 inch thick door construction has been approved. West Coast Garage doors has installed most of these and is familiar with the make, model and paint. You must complete the Architectural form prior to doing such work to avoid any costly mistakes.
May I change the landscaping in front or around my home?
You may submit an Architectural form with your landscaping request. Please be specific with diagrams and photos for approval. The landscaping must be cohesive with the existing landscaping and is the responsibility of the owner to complete. You may make minor changes to enhance your area.
Who is responsible for the outside light fixture by the garage door?
The HOA replaces the light bulbs and the fixture. The electricity comes from the owner.

May I install motion sensor security lights on the outside of my home?
You may install such lights only to the fascia boards, but not onto any part of the stucco.
What is the Owner / Rental Occupancy Rate?
The current rental occupancy rate is: 38%
What is the Owner's Maintenance Responsibilities?
Owners are responsible for: All Wood Trim (Chimney, Fascia, Gates, Fence, Garage Frame), Windows, Front/Rear Door, Porch Light, Garage Doors, Door Bell. Owners must keep outside of homes clean for the enjoyment of all residents.

What are the Parking Rules for Residential, Commercial, RV and Boats?
All streets within Deckside are private property. Vehicles may not park on streets for a period to exceed 72 hours. Parking in front of the garage is prohibited as these are fire lanes. You may receive a ticket and / or be towed. You may only wash, load and unload vehicles in front of garage. Parking RVs and Boats in the common area is limited to a two hour period for the purpose of loading and unloading. No overnight parking of RVs or Boats is allowed.
What are the Pet Rules?
Dogs must be kept on a leash at all times while in the common area.
Dog owners MUST pick up all waste droppings left by their dogs.

What are Pool and Tennis Court Hours?
8:00 a.m - 10:00 p.m. Sunday through Thursday.

You may have potted plants and decorative items in good clean condition.

YES - Please refer to Section 2.11 of CC&Rs.
Can I install a Satellite Dish?
1. No person may install on the exterior of the buildings any antenna or over-the-air receiving device, except for an "Authorized Antenna". An Authorized Antenna is an antenna designed to receive direct broadcast satellite service, including direct-to-home satellite service, that is (a) one meter or less in diameter, (b) an antenna designed to receive video programming service, including multi-channel multi-point distribution service, instructional television fixed service, and local multi-point distribution service, instructional television fixed service, and local multi-point distribution service, and is one meter or less in diameter or diagonal measurement, (c) an antenna designed to receive television broadcast signals, or (d) an antenna used to receive and transmit fixed wireless signals.
2.Installation is prohibited on any real properly not exclusively owned by the owner or entitled to exclusively use or control. Devices are expressly prohibited on common area. Roof installation is STRICTLY prohibited.
3. An Authorized Antennae may be mounted on a mast, located on an exclusive use patio area to reach the height needed to receive and acceptable quality signal, subject to Local Governmental Agency permitting requirements for safety purposes.
4. All wires and cables must be securely hidden and secured and may not be visible.
5. The Committee may review the location of device after installation, and may require it be moved to a preferred location for safety reasons, or to comply with reasonable restrictions.
6. There are a few locations within the community where a satellite dish may be installed on exclusive use common area. It is suggested that an owner wishing to install a satellite dish complete Architectural Modification Form prior to installation to avoid the expense of removal and repair to common area.

Can I install Security Cameras?
As with any exterior modifications the owner must apply for Architectural approval before installation of any security cameras.
Can I post signs outside my home and in my windows?
“For Sale”, “For Rent” signs of not more than eighteen inches by twenty-four inches (18”x24”) or other customary and reasonable dimensions, shall be limited to one channel-post sign adjacent to the unit. “Open House” signs may be placed throughout the community as needed.
Advertisement signs in the entryway flower beds are strictly prohibited. Any signs posted in violation of this rule must be removed within 48 hours of placement.
Civil Code §4710. Display of Noncommercial Signs.
(a) The governing documents may not prohibit posting or displaying of noncommercial signs, posters, flags, or banners on or in a member’s separate interest, except as required for the protection of public health or safety or if the posting or display would violate a local, state, or federal law.
(b) For purposes of this section, a noncommercial sign, poster, flag, or banner may be made of paper, cardboard, cloth, plastic, or fabric, and may be posted or displayed from the yard, window, door, balcony, or outside wall of the separate interest, but may not be made of lights, roofing, siding, paving materials, flora, or balloons, or any other similar building, landscaping, or decorative component, or include the painting of architectural surfaces.
(c) An association may prohibit noncommercial signs and posters that are more than nine square feet in size and noncommercial flags or banners that are more than 15 square feet in size.

What is the Traffic Speed on Via Pacifica Walk and the driveways?
15 MPH on Via Pacifica Walk and 5 MPH on driveways. Please drive safely and watch for children.
Can I install tile at my front door step?
Yes, with a completed Architectural form and approval.
Which windows have been approved for replacement?
Effective 10-24-2014 Simonton Window has been approved as the only window replacement for Deckside Villa
